Is a Final Inspection Really Necessary?
The purpose of a final inspection is to confirm the property is in the same condition as at the time you signed the Contract of Sale. If the final inspection is not to your satisfaction, its best to contact us immediately. In cases where the Settlements can not be delayed, this allows us time to put the vendors agent/representative on notice that claims against their client will be made.

Be aware that If you do not complete your final inspection prior to settlement and then you discover after taking possession of the property that chattels are missing or the property has been damaged, it may be difficult for any claim to be made against the vendor.
What happens when a Mortgage is Discharged?
Because mortgages are generally not transferable. This means that when your property is sold, the Mortgage or Mortgages together with any other charges, liens or caveats are discharged or paid off.

On completion of the Mortgage Discharge, the mortgage will then be paid out at settlement from the settlement funds and any balance left over will be paid to you as directed.

A Mortgage Discharge document can be forwarded to you from Insight Settlements if required - in some cases you may have to apply to your bank directly.

You must complete and sign the Mortgage Discharge and return it to us without delay.

Banks generally won't proceed to settlement without the completed Mortgage Discharge Authority.
What are Discharge Fees & Taxes?
Any Mortgage, Caveat or Charge registered against your property is required to be discharged at settlement. The fees associated with the removal of these encumbrances are payable by the Vendor.

State Land Taxes

Be aware of the potential tax liability associated with your sale. For example unless the property is used as your principal residence, you may be taxed on any profits made by you on the resale of such property.

If you intend to sell within 12 months of a purchase, or if you believe you might be affected by any Capital Gains Taxes, you should contact the Tax Office or your Accountant.

Why Verification of Identity (VOI)
Following fraudulent sales of property in Western Australia, Landgate have put into place various security requirements to help protect owners from sale of their property without their knowledge.

These regulations include the requirement of a verification of identity to be registered with the Transfer of Land Document and any other documents registered at Landgate. Therefore, prior to settlement, we are required to identify you and complete a Verification of Identity (VOI).

To complete this process, each Registered Proprietor will need to physically call into our office and bring their original identity documents with the total point value of 100. This means these documents must reflect the same name ( correct spelling and order of names ) as indicated on the Certificate of Title.

Providing an Australian Passport and a current Australian Drivers Licence are advised. If the name on the Certificate of Title differs from that shown on the Identity documents, a Statutory Declaration and accompanying original documentation ie Marriage Certificate/Change of name Licence/Divorce Papers will be required for lodgement at Landgate.
Where can I get Verification?
1.  You call into our office with your original identity documents, we are able to complete the Verification of Identity for you.

2.  If you are unable to physically call into our office for identification – we can arrange a home visit depending on time and your location.

3.  The Verification Certificate can be completed at most Aust Post Offices – They are eligible to perform a VOI for a small fee - Contact us and we can email you the form to complete.
How do we Structure our Settlement Fees?
Its important to understand that - No two settlements are the same as there are many variables that can impact on the settlement process.

Settlement fee covers all of the services usually required to complete settlement under REIWA’s standard contract, and includes postage, photocopying, telephone calls, faxes and settlement attendance.

Our fees do not include Disbursements – Government, Bank and Strata fees – which you are liable to pay for at cost.
